Which areas should I be looking for if I want to build townhouses or apartments?

With the majority of Councils seeking significant increases to density in close proximity to services, employment centres and high frequency public transport nodes, we suggest that prospective developers look towards suitably-sized sites in such areas. In searching such areas, it is important to review the zoning of the land parcel, with target zonings to include ‘Medium Density Residential’ and ‘High Density Residential’.

How do I determine what the ‘highest and best’ yield is for a townhouse site?

There is often a misconception with townhouse projects that the highest and best yield for that project is to absolutely maximise the number of townhouses on that parcel of land. Through the Devalign team’s extensive experience in the delivery of the delivery of townhouse projects through their development management services, certain projects have sought to develop only single storey townhouses (which are more space intensive), retainment of the existing House as part of the overall proposal and the election for larger, detached double-storey townhouses in the form of villas. Upon the initiation of the review of a potential townhouse project, the Devalign team works closely with their clients and their development partners to agree the highest and best yield for the site.
