It is important to understand the current development trends in the area being investigated, though it is equally or perhaps more important to understand the future development forms expected in the future. Generally, Council strategic plans project 7-10 years ahead, therefore it is important to understand what is expected to take place in the coming years. For example, increasing residential densities nearby to a commercial area may support the patronage of your project, though it may also impact on the availability of on-street car parking into the future. Another example, changing zonings to allow for residential land uses to shift into industrial areas may allow you to transition your industrial venture in the future, though it may also attract complaints if your project creates noise or air emissions.
Being situated on major roads is often a key zoning requirement for the establishment of commercial or industrial land uses, though it is important that your target site has good exposure for advertising purposes and good accessibility for future users of the site (i.e. employees and future visitors and users of the site).
It is important that your target site possesses sufficient car parking supply to accommodate the expected demands of your employees and visitors. It is also important to examine that the car parking supply will remain adequate if you have future plans to expand your existing complex or if you are interested in transitioning the use of the site.
