Budget

Comprehensive financial planning and ongoing budget management is an essential element of the successful delivery of any project. Money saved through innovation and process efficiency is money earned.

Relationships

Every project possesses a varied assortment of stakeholders, including the client, financiers, Council officers, civil contractors, surveyors, real estate agents, neighbours of the project, future buyers etc. The Devalign team operates in an engaging and highly transparent manner, ensuring that all interested parties are always aware of the status of the project and can easily reach out to the Development Manager at all times during the process to discuss any new or emerging issues and innovations.

Information

Creating and maintaining information portals for access by interested parties will ensure that key documents, reports and plans are accessible at all times. The Devalign team uses various software packages including Dropbox to consolidate all information in a centralised, accessible location.

Quality

Delivering quality outcomes relies on a focus on considered planning at the outset of the project about the desired outcomes. Why is the ongoing management of a project budget essential as part of project delivery?

With the Devalign team having delivered several of their own development projects, they are acutely aware of the pressures associated with budget management across the duration of the project. The Devalign team typically delivers the following budget services:

Budget Forecast

At the start of any project, we work with the client to record all known costs (i.e. land purchase price, Council application fees), estimated costs (i.e. civil works construction, building retrofits, infrastructure charges) and other project costs (i.e. allowances for contingency, holding costs, interest repayments) as part of our budget forecast. This information is then used to guide potential development scope changes and is also used as a key tool for finance applications. Oversights or incorrect estimations of expected costs at this stage will often be detrimental to the overall success of the project.

Regular Budget Upkeep

During the project, regular budget reports are prepared which accurately record the status of the project and compare it to the agreed budget forecast. This information will also often be sought from financiers as part of any fund drawdown requests. Preparing such reports will enable critical review of the project timeline and will often be used as a key tool to determine whether project pivots are required.

Post Project Budget Report

The compilation of all financial outgoings and incomings as part of a post project budget report is essential in ensuring that a true and accurate representation of the success of a project can be determined. As the delivery of development projects is so reliant on a strong relationship with the project financier, the preparation of such a report will demonstrate the ability to operate in a managed, professional and transparent manner. It is important to note that poor financial reporting throughout the duration of a project will often make it difficult to prepare consolidated documentation for your accountant, resulting in potential adverse taxation implications
